การจะปล่อยเช่ากับชาวต่างชาติ ไม่ใช่เพียงเซ็นสัญญาแล้วจบนะคะ เราต้องตรวจสอบกันมากกว่านั้น เพื่อความเป็นระเบียบและความปลอดภัยของทั้งสองฝ่าย ซึ่งผู้เช่าที่เป็นชาวต่างชาติจะต้องได้รับอนุญาตให้อยู่ในราชอาณาจักรเป็นการชั่วคราวอย่างถูกต้องตามกฎหมาย

โดยมี 5 ขั้นตอนการทำสัญญาดังนี้
🔹 ทำสัญญาเช่า
ทางผู้ปล่อยเช่าและผู้เช่าต้องทำข้อตกลงในการเช่าให้เรียบร้อยและให้นิติบุคคลรับทราบ

🔹 เก็บสำเนาแสดงตัวผู้เช่า
เช่น สำเนาบัตรประจำตัวคนต่างด้าว หรือหนังสือเดินทาง

🔹 แจ้งสำนักงานตรวจคนเข้าเมือ
หลังเซ็นสัญญาพร้อมเข้าอยู่ ภายใน 24 ชั่วโมง ผู้ปล่อยเช่าต้องแจ้งข้อมูลผู้เช่าให้สำนักงานตรวจคนเข้าเมืองทราบ โดยสามารถแจ้งทางออนไลน์ที่เว็บนี้ได้เลยค่ะ http://bangkok.immigration.go.th/hotel_report.html

🔹 แจ้งข้อมูลให้นิติบุคคล
แจ้งข้อมูลและนำใบสำคัญถิ่นที่อยู่ ซึ่งออกโดย สนง.ตรวจคนเข้าเมืองยื่นให้กับสำนักงานนิติบุคคลฯ เก็บไว้เพื่อเป็นหลักฐาน

🔹 ส่งข้อมูลผู้เช่า
ส่งข้อมูลผู้เช่าที่เป็นปัจจุบันให้ฝ่ายจัดการฯ นิติบุคคล เมื่อมีการตรวจสอบทุก 6 เดือน

จะเห็นว่าการทำสัญญาเช่ากับชาวต่างชาติจะมีผู้เกี่ยวข้องด้วยกัน 3 ฝ่ายนั่นก็คือ  ฝ่ายผู้ปล่อยเช่า (เจ้าของห้อง)  ฝ่ายผู้เช่า (ชาวต่างชาติ) และ  นิติบุคคลนั่นเองค่ะ

ขั้นตอนอาจดูยุ่งยากสักหน่อย แต่ก็ไม่ยากจนเกินไปแน่นอนค่ะ 😉

Most people probably haven’t heard a lot about the area around BTS Punnawithi. However, that is changing. What was once a non-descript station between On Nut and Bang Na has exploded into a property hotspot. And with trendy eateries sitting side-by-side with street food stalls along the neighbourhood’s most famous popular street, Sukhumvit 101, it’s a place to embraces facets of Bangkok life.

The BTS Punnawithi property rush all started with Whizdom 101 from Magnolia Quality Development Corporation. The massive mixed-use development is home to True Digital Park along with retail and commercial space along with Whizdom Connect Sukhumvit, an imposing residential development.
